I don't think I'm going to get a cert Toss because the house will be signed off first , then the attic door will be replaced.
It's an A3 energy rated house so I am effectively interfering with the rating but everyone is doing the same . I'm having the attic floored as well . It's not going to interfere with my home bond guarantee is it???

what's a "thermo insulated folding attic stairs"??
Surely the folding stairs are made from wood or metal-
is it the the trap door that's thermo sealed with a thick block of insulation. .?????

The gataux that did the rating a couple of years ago on my house -after we got the insulation in -
outside walls and attic-etc.(after getting the grant that was available at the time)
He 'fffed around with his laser yokey
Checked the radiators -back gas boiler-(only 2 years old at the time) said he never heard of it-I told him to look it up on his fancy laptop--His reply "its only 85% efficient"-
"Theres a draught from the chimney"-I told him there had to be cos that was where the gas outlet flue is.

=I had to pay him 200 lids -and then claim 100 back after his report went in.

no thermostats on the radiators -forgot to mention they radiators were fairly new as well.

Ah Micheál ye didn't read my post correctly . Any materials that are required (and there aren't any) are freely available
on site . There's no heat loss because it's a thermo insulated folding attic stairs

Grammar, I got a tip off prior to getting the BER and I made sure that all my light bulbs were energy saving ones
except for the dimmable bulbs , I didn't bother replacing those. I would have gotten a C3 but I didn't have a thermostat
control thingy on the wall in the hallway even though there is one on the boiler itself . It's all a load of crap as far as

Just getting back to the energy saving lightbulbs. It sounds a daft thing that they could save money but, in 1994 I had to review my living expenses. Income had been cut to the bone and outgoings were sky high. I got a great deal on energy saving lightbulbs and changed every light in the house. Where I had had big centre light fittings with six or eight 60 watt bulbs I put a single pendant with the energy bulb. The next electricity bill was half the usual. I never looked back. Would you believe some of those 1994 bulbs are still going strong.

Sputnik is right about that place opposite Axa Insurance, where Anne's Hot Bread Shop used to be - the Gourmet Cafe.
Nice coffee and cake pit stop.

thought it would be interesting to pay a visit . I'm nearly sure it had a French connection

I popped in to the Nordic Design Store today and it was empty except for me and the guy behind the counter
Pretty dismal really. There were some nice pieces on display but way overpriced . Somehow I don't think it will
survive for long . The crockery was totally impractical as it would chip and crack so useless in any kitchen but
the colours were lovely. €149 for a paper light fitting

Any suggestions folks. I'm painting a white ceiling where the bathroom above it flooded last year so you can imagine the brown water stains on it. It is completely dry and I gave it a coat of PVA a few weeks ago, then two layers of emulsion, almost no change so I gave it a brushed on layer of PVA again and followed that with a brushed on layer of paint but still no joy. It's a bit better but I'd be weeks painting over it at this stage because big patches of brown are still showing through AAARRRGGGHHH!
Any ideas what to coat it with to prevent this? Cheers.

Hi Strum,
I had a similar problem but I didn't want to have to paint the entire ceiling as it was only a small
area. I bought a stain block in either B&Q or woodies . It's a spray and it costs about €12 . You just spray it
on the area and allow to dry. You might have to do it a couple of times depending on the stain. Then when it's dry
you just go ahead and paint or in my case it just blends in .

You (especially) should consider exploiting the existing "pattern" on the ceiling and paint something sympathetic that'll incorporate the stain . .

You could put ceiling paper up and then paint over it.

Strum, you've got to paint the whole thing with a sealer, similar to what you would use on a smoker's ceiling. Messy stuff, but the best way.

Paper a ceiling? Sinead, sorry but that idea never even entered my head, ta for the suggestion but definitely not. I'm in bits already, the spray sounds good and recommended by a highly respected Member in these matters.
